A listing agent prices your home, gets it ready and in front of buyers, negotiates the offers, and then manages everything between accepted offer and closing day. Most sellers picture the marketing part, but a lot of the real work happens before the sign goes up and after the offer is signed.
Here is what the job looks like from start to finish.
Before the home goes on the market
This is where the listing gets set up to succeed or struggle. Price is the biggest decision you will make, and a good agent brings you the comparable sales to back it up.
- Pulling recent sales and active competition to set a price
- Walking the home and telling you what is worth fixing and what is not
- Scheduling photos and getting the home ready for them
- Making sure the required disclosure forms are ready to go out on time
The disclosures themselves are yours to answer. The agent’s job is to make sure nothing gets missed or sent late.
While it is live
Once it hits the MLS, the job shifts to getting the right buyers through the door.
- Writing the listing description and putting it on the MLS
- Scheduling and confirming showings
- Running open houses, if they make sense for the home
- Following up with buyer agents for feedback
- Telling you honestly what the feedback and the showing count mean
That last one matters. If nobody is booking showings, you need to hear it early, not after six weeks.
When the offers come in
Price is only one part of an offer. The agent helps you compare the whole thing side by side.
- How the buyer is paying and how strong the financing looks
- Earnest money and when it goes hard
- The requested closing date
- Any credits, repairs, or contingencies the buyer is asking for
Then comes the counter, and sometimes a few more rounds. The agent keeps those rounds moving without letting the deal go cold.
From accepted offer to closing
This is the part most sellers never see, and it is where deals fall apart if nobody is watching.
- Tracking every contract deadline with escrow
- Coordinating access for the inspection and appraisal
- Negotiating any repair requests that come out of the inspection
- Checking in with the buyer’s agent and lender so surprises show up early
- Getting you to the signing table with no loose ends
For anything legal or tax related along the way, a good agent points you to the right professional rather than guessing.
Simple summary
A listing agent prices the home, prepares it, markets it, negotiates the offers, and manages the deal all the way to closing. The marketing is the visible part. The pricing up front and the deadline tracking at the end are usually what decide how the sale actually goes.
