What Should You Ask Before Hiring a Listing Agent?

Ask how they will price your home, how they plan to market it, and what happens if it does not sell in the time you expect. Most sellers only interview one agent and never find out whether the answers would have been different somewhere else.

What they will say about price

Every agent will tell you they can get you the most money for your home. That is not a useful answer by itself, and it costs them nothing to say it.

Ask them to show you the comparable sales behind the number, not just state it. A real answer points to three or four recent, genuinely similar sales and explains the adjustments for what makes your home different.

A vague answer talks about the market in general terms and never gets specific to your street. If the number changes once you start asking follow-up questions, that tells you something too.

How they plan to market it

Ask what actually happens between the sign going up and the first showing. Photos, timing, where the listing gets syndicated, whether there is a video or a 3D tour.

This is also where “I have a big network” gets tested. Ask what that network specifically does for your listing this week, not someday down the road, and ask to see an example of recent work rather than take the description on faith.

What the agreement actually says

Ask about the commission, how long the listing agreement runs, and what happens if the relationship is not working. A few questions worth asking directly:

  • What the commission is and who it gets split with
  • How long the listing agreement runs
  • What cancelling looks like if it is not a fit
  • Who signs off on a price change along the way
  • How often you will actually hear from them

An agent who gets uncomfortable at the cancellation question is telling you something before you have even signed.

What happens if it does not sell

Ask this one directly instead of assuming it will not come up. A good agent has a real answer: adjusting price, refreshing photos, changing the marketing angle.

An agent with no plan for that conversation has probably not thought past the listing appointment.

Simple summary

Ask how they will price it, how they will market it, what the agreement actually commits you to, and what happens if it sits. The answers tell you more than the pitch does.
