What Is Your Home Worth Versus What You Owe?

Your equity is the gap between what your home would sell for today and what you still owe on it, and that gap decides what you can actually do next. Most people know their loan balance pretty closely and guess at the value, which is backwards, because the guess is where selling plans go wrong.

Two numbers from two different places

What you owe comes from your lender. What your home is worth comes from the market, and the market does not look at your mortgage statement first.

Buyers pay for the house in front of them compared to the other homes they could buy instead. What you paid, what you put into it, and what you need to walk away with do not change that.

Your balance is not your payoff

The balance on your monthly statement is close, but it is not the number escrow uses. When you sell, escrow orders a payoff statement from your lender, and that figure is what actually gets paid at closing.

It can run a little higher than the balance you see online. And it is not the only thing that gets paid off.

  • Your first mortgage, at the payoff amount
  • A second mortgage or home equity line, if you have one
  • Past-due HOA dues
  • Any other lien recorded against the property

Where the worth number really comes from

An online estimate is a starting point, not a price. It cannot see your kitchen, your roof, or the pool that needs resurfacing.

A comparative market analysis looks at homes like yours that actually sold recently, then adjusts for the differences. That is much closer to what a buyer and an appraiser will think it is worth.

Equity is not what you walk away with

Selling costs come out of your equity before you see any of it. Commission, title and escrow fees, transfer tax, and any credits you give the buyer all come off the top.

So a seller with a nice equity number on paper can still be surprised at closing. The number that matters is your net, and you need both sides of the math to get it.

If you owe more than it is worth

It happens, especially to people who bought recently with a small down payment. It does not automatically mean you are stuck.

Some people bring money to closing. Some wait and keep paying the loan down. Your lender or a real estate attorney is the right call for the details, and nobody should push you to list before you know where you stand.

Simple summary

What your home is worth comes from recent sales of similar homes, not a website. What you owe comes from your lender’s payoff statement, not your monthly statement. The gap is your equity, and your selling costs come out of it before you see a dollar.
