Clark County now requires every short-term rental booking platform to verify a property’s license before it will accept a reservation, and an unlicensed listing can no longer collect payment at all. The change closes a loophole that let a rental run on Airbnb or Vrbo without the license the county already required, and it puts the platform on the hook right alongside the owner.
What changed on September 2
Clark County commissioners approved the update on August 18, 2026, and it took effect September 2. Before this, a platform could list a Clark County property with no license on file and nobody checked at the point of booking.
Now the platform has to confirm a valid license exists before the reservation goes through. It moves the check from after the fact to before the money changes hands.
Who this actually affects
This applies to unincorporated Clark County. The City of Las Vegas and the City of Henderson run their own short-term rental rules separately, and this ordinance does not touch those.
If your rental sits in unincorporated Clark County and you have always carried a valid license, nothing about your day to day changes. If you have been renting without one, or let a license lapse, the platform can now block the listing from taking bookings at all.
What “verify the license” means in practice
The platform checks the license number against the county’s active list before it processes a reservation. No license on file means no booking, full stop.
That is a real shift from a system that leaned mostly on complaints and code enforcement to catch unlicensed rentals after guests were already staying there. The county is putting the check on the platform’s side of the transaction instead of chasing it after the fact.
If you are thinking about starting a short-term rental
Get the license before you take your first booking. Applying after reservations are already lined up puts you in the same position as someone the county is actively trying to catch.
A licensed short-term rental in unincorporated Clark County also carries its own rules on occupancy limits, parking, and noise. The license is the starting point, not the whole picture.
If you already have one and are not licensed
Talk to Clark County Business License before you list again. How long the property has been running unlicensed matters, and depending on that, a real estate attorney or your CPA may need to be involved too, since licensing status and any taxes owed are two separate questions.
Simple summary
Clark County booking platforms must confirm a property’s short-term rental license before accepting a reservation, effective September 2, 2026. An unlicensed listing can no longer collect payment through the platform. If you own or are considering a short-term rental in unincorporated Clark County, get licensed before you list.
