If you keep any turf or new plants during the transition, remember Las Vegas restricts sprinkler hours. Watering between 11am and 7pm is not allowed from May through August, and no sprinkler watering is permitted on Sundays at all, year round.
Set your system to run in the early morning instead. It is a smaller adjustment than most sellers expect, and skipping it is one of the easiest ways to waste water right before showings.

Some areas of the valley limit new grass in medians, common areas, or certain lot types, and HOA rules vary community to community. Check with your HOA and Clark County before you start removing or replacing anything, since the rules are not the same on every lot.
